Terms & Conditions

These terms and conditions govern all bookings and stays at Hole Farm Caravan Site, Appledore Heath, Ashford, Kent TN26 2BJ ("the Site"), operated by Hole Farm ("we", "us", "our"). By making a booking or arriving at the Site you agree to be bound by these terms.
Bookings
All bookings are subject to availability and are confirmed only when you have received a written confirmation from us by email. Until confirmation is received, no contract exists between you and us.
We reserve the right to refuse any booking at our discretion.
Adults only
Hole Farm Caravan Site is strictly adults only. All guests must be aged 18 or over. We are a Caravan and Motorhome Club Certificated Location and operate in accordance with Club rules, which include this requirement.
Arrivals and departures
- Arrival: from 1:00 pm on your first day
- Departure: by 11:00 am on your last day
Please do not arrive before 1:00 pm without prior agreement. Late departures may be possible by arrangement and may incur an additional charge.
Cancellation policy
We understand that plans change. Our cancellation terms are:
- More than 14 days before arrival: full refund of any deposit paid
- 8–14 days before arrival: 50% of any deposit paid is refunded
- 7 days or fewer before arrival: no refund of deposit
Cancellations must be notified to us by email. We strongly recommend that guests take out appropriate holiday cancellation insurance.
Pitch and unit
The Site accommodates touring caravans, motorhomes, and trailer tents only. We do not accept tents. Each pitch is for one unit and its tow vehicle. Additional vehicles must be agreed in advance and may be subject to an additional charge.
Pitch allocation is at our discretion. We will endeavour to accommodate any reasonable requests but cannot guarantee a specific pitch.
Site rules
All guests are expected to respect the peaceful, rural nature of the Site and to be considerate of other guests and of the working farm. In particular:
- Quiet hours: 10:30 pm to 8:00 am. Please keep noise to a minimum during these hours.
- Speed limit: 5 mph on site at all times.
- Fires: open fires on the ground are not permitted. Contained fire pits and barbecues are permitted provided they are raised off the ground and used responsibly. All ash must be cold before disposal.
- Waste: guests are responsible for disposing of all waste using the facilities provided. Chemical waste must only be emptied at the designated disposal point.
- Dogs: well-behaved dogs are welcome but must be kept on a lead at all times and must not be left unattended on the pitch. Dog waste must be cleared up immediately. We reserve the right to ask guests to remove a dog that causes a nuisance.
- Drones: the use of drones or any unmanned aerial vehicle is not permitted on or over the Site without prior written consent.
- Generator use: generators may only be used between 9:00 am and 6:00 pm and must not cause a nuisance to other guests.
Liability
Guests use the Site entirely at their own risk. We accept no liability for any loss, damage, injury, or illness suffered by guests or their property during their stay, except where such liability cannot be excluded by law.
Guests are responsible for any damage caused to the Site, its facilities, or the property of others by themselves, their party, or their pets. The cost of any damage may be charged to the guest.
We recommend that all guests hold adequate personal liability insurance as part of their caravan or motorhome insurance policy.
Right to ask guests to leave
We reserve the right to ask any guest to leave the Site immediately, without refund, if they breach these terms and conditions, cause a nuisance to other guests or to the farm, or behave in a manner that is abusive, threatening, or otherwise unacceptable.
Changes to your booking
If you wish to change the dates of your booking, please contact us as soon as possible. We will accommodate changes where we are able to, subject to availability, but cannot guarantee that alternative dates will be available.
Changes to these terms
We reserve the right to update these terms and conditions from time to time. The version in force at the time of your arrival will apply to your stay.
Governing law
These terms and conditions are governed by the law of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
